Alice & Roméo

Rental Agreement & Booking Terms

Effective November 1, 2026

These Rental Agreement & Booking Terms (the “Terms”) govern reservations made directly with Julie Leblanc LLC, doing business as Alice & Roméo (“Alice & Roméo,” “we,” “us,” or “our”), for the accommodation identified in the reservation confirmation (the “Property”).

By completing a reservation or electronically accepting these Terms, the person making the reservation (the “Guest”) confirms that the Guest has read, understood, and agreed to these Terms and to the rate, dates, charges, cancellation conditions, occupancy limits, house rules, and other material booking conditions disclosed before payment.

Reservations made through Airbnb, Vrbo, Booking.com, or another third-party platform are governed by the terms applicable to that platform reservation unless the reservation confirmation or a separately accepted agreement expressly states otherwise.

Reservation Summary

Property: as stated in the reservation confirmation

Primary Guest: as stated in the reservation confirmation

Stay: Check-In and Check-Out as stated in the reservation confirmation

Registered Guests: maximum 2 per cabin unless approved in writing

Rate and Charges: as itemized at checkout and in the reservation confirmation

Cancellation Condition: Standard 5-Day, High-Demand 14-Day, or Non-Refundable / Final Sale, as disclosed before payment

The reservation confirmation and any specifically disclosed rate or booking condition form part of this Agreement. If a specifically disclosed condition conflicts with these general Terms, the specifically disclosed condition controls to the extent of the conflict.

1. Definitions and Timing

“Check-In” and “Check-Out” mean the scheduled date and time stated in the reservation confirmation.

“Accommodation Charges” means charges for the reserved accommodation, excluding cleaning fees, taxes, and separately identified charges.

“Total Price” has the meaning given in Section 3.

“High-Demand 14-Day” means a cancellation condition disclosed before payment for selected high-demand dates or periods.

“Non-Refundable” or “Final Sale” means a rate or reservation identified as such before payment.

“In writing” includes email and the reservation-management system identified in the reservation confirmation.

All deadlines are calculated from the scheduled Check-In time in local Vermont time. “At least five days before Check-In” means at least 120 hours before scheduled Check-In. “At least fourteen days before Check-In” means at least 336 hours before scheduled Check-In.

2. Reservation and Guest Responsibility

The person completing the reservation is responsible for the reservation and for ensuring that all occupants and visitors permitted onto the Property comply with these Terms and the house rules.

Only registered Guests may stay overnight. Maximum overnight occupancy is two (2) registered Guests per cabin unless Alice & Roméo approves otherwise in writing.

Every registered Guest must be at least 25 years old, and the primary Guest must stay at the Property throughout the stay.

Daytime visitors are permitted only with Alice & Roméo’s prior approval, must leave by 11:00 p.m., and may not stay overnight.

A reservation may not be assigned, transferred, resold, sublet, or used on behalf of another person without prior written approval.

The Property may not be used for commercial activity, events, parties, professional photography or filming, or other organized activity without prior written approval.

2.1 Identity Verification

At checkout, before the reservation is confirmed, the primary Guest must verify their identity through Stripe Identity, an online service provided by Stripe, Inc. (“Stripe”), by submitting a valid government-issued photo ID (driver’s licence or passport) whose name matches the reservation and a selfie that Stripe compares with the ID photo. By continuing, the Guest expressly consents to this collection and biometric comparison. The ID and selfie are used only to verify identity and the reservation. Stripe collects and stores the ID and selfie information on our behalf and under its own privacy policy. Access is limited to authorized personnel, and Alice & Roméo will delete or redact the ID and selfie images within thirty (30) days after Check-Out unless they are needed for a pending claim or required by law. See our Privacy Policy at alice-romeo.com/privacy/.

A reservation is confirmed only after identity verification is successfully completed. If verification cannot be completed, or the name on the ID does not match the reservation, Alice & Roméo may decline or cancel the reservation and will refund all amounts paid in accordance with Section 13. If a Guest knowingly submits a false, altered, or another person’s ID, Alice & Roméo may cancel the reservation without refund, except where applicable law requires otherwise.

3. Rates, Taxes and Payment

Rates are quoted in the currency clearly identified during the booking process. Whenever Alice & Roméo displays a price for a stay, the displayed total price (the “Total Price”) will include all mandatory charges known and calculable at that time, including any mandatory cleaning fee, except government-imposed taxes and other charges that applicable law permits to be disclosed separately. Before payment is requested, the Guest will be shown the final amount payable, including applicable taxes and any optional items the Guest selected. Applicable taxes currently include the Vermont rooms tax (9%) and the Vermont short-term rental surcharge (3%), itemized at checkout.

Alice & Roméo uses dynamic pricing. Rates may vary according to dates, demand, season, availability, length of stay, booking conditions, and other factors. The price confirmed when a reservation is completed will not change solely because the advertised price for the same or similar dates later increases or decreases.

Payment must be made according to the schedule disclosed at checkout. A reservation is not confirmed until the required payment has been processed and Alice & Roméo has issued a reservation confirmation. If a scheduled payment fails, the Guest must promptly provide a valid payment method. Alice & Roméo may cancel a reservation for non-payment after reasonable written notice.

4. Cancellation by the Guest

The cancellation condition that applies is disclosed before payment and included in the reservation confirmation. Unless identified otherwise, the Standard 5-Day Cancellation Policy applies.

4.1 Standard 5-Day Policy

Cancellation received at least five days before Check-In: Accommodation Charges are refunded in full.

Cancellation received less than five days before Check-In: Accommodation Charges are non-refundable, subject to Section 10 and any rights that cannot lawfully be waived.

4.2 High-Demand 14-Day Policy

This policy applies only when clearly disclosed before payment and included in the reservation confirmation.

Cancellation received at least fourteen days before Check-In: Accommodation Charges are refunded in full.

Cancellation received less than fourteen days before Check-In: Accommodation Charges are non-refundable, subject to Section 10 and any rights that cannot lawfully be waived.

4.3 Cleaning Fees and Taxes

For a cancellation made before Check-In under any policy, including Non-Refundable / Final Sale, the cleaning fee is refunded in full because no stay takes place. Taxes are refunded to the extent they are not payable on amounts Alice & Roméo retains. Section 8 applies the same rule to Non-Refundable / Final Sale reservations.

5. 24-Hour Grace Period

A reservation under the Standard 5-Day or High-Demand 14-Day policy may be cancelled within twenty-four (24) hours after it is made for a refund of the Accommodation Charges, provided it was made at least fourteen days before Check-In. Non-Refundable / Final Sale reservations do not qualify unless stated otherwise at booking or required by law.

6. Cancellation Procedure

Cancellation requests must be submitted in writing through the reservation-management system or contact method identified in the reservation confirmation. A telephone call, voicemail, or social-media message is not a valid request unless Alice & Roméo acknowledges it in writing. A cancellation is effective when Alice & Roméo receives the written request. Alice & Roméo will confirm the cancellation in writing within two (2) business days, and the confirmation will state the refund, if any.

7. Refunds and Payment-Processing Fees

Payments for direct reservations may be processed through Stripe or another processor identified during checkout.

When a refund is owed under these Terms, Alice & Roméo will not deduct any payment-processing, booking, or transaction fee from it.

This applies whether the refund results from a cancellation by the Guest or by Alice & Roméo.

Alice & Roméo does not control fees or exchange-rate adjustments imposed directly by the Guest’s bank or card issuer. Refunds are issued to the original payment method whenever reasonably possible. Alice & Roméo will initiate an approved refund within ten (10) business days; the time for it to appear in the Guest’s account is controlled by the processor and the Guest’s financial institution.

8. Promotional, Non-Refundable and Final Sale Rates

A promotional or discounted rate is not non-refundable solely because it is discounted. Unless identified before payment as Non-Refundable or Final Sale, a discounted reservation remains subject to the cancellation condition disclosed for it.

Alice & Roméo may designate certain rates, dates, or reservations as Non-Refundable or Final Sale, including selected holiday, peak-foliage, or other high-demand periods. The designation must be clearly disclosed, together with the price reduction or other consideration it reflects, before payment.

A Non-Refundable or Final Sale reservation:

is non-refundable if cancelled by the Guest, except as provided in Section 10, Section 13, and any rights that cannot lawfully be waived;

may not be moved to different dates or converted into credit unless Alice & Roméo agrees in writing;

is not eligible for the 24-hour grace period; and

is refunded the cleaning fee in full if the reservation is cancelled before Check-In, and taxes to the extent they are not payable on amounts Alice & Roméo retains.

This designation does not limit any refund or remedy owed if Alice & Roméo cancels the reservation or cannot provide the accommodation.

9. Reservation Modifications

Requests to change dates or other material terms must be submitted in writing and are subject to availability and Alice & Roméo’s approval. If approved, the replacement stay is priced using the rates, minimum-stay requirements, fees, and conditions applicable to the new dates when the change is approved. If it costs more, the Guest pays the difference before the change is confirmed.

Before a modification is finalized, Alice & Roméo will provide a written modification summary identifying the revised dates, price, cancellation deadline, and any amount that remains non-refundable from the original reservation. The modification becomes effective only when the Guest accepts that summary in writing.

A modification made before the original cancellation deadline and resulting in a lower price: the difference is refunded.

A modification made after the original deadline: the amount already non-refundable stays applied to the replacement stay, and no refund or credit is given for a lower-priced replacement stay.

A modification does not create a new cancellation period.

Non-Refundable or Final Sale reservations may not be modified unless Alice & Roméo agrees in writing or applicable law requires otherwise.

10. Rebooking of Cancelled Nights

If a reservation is cancelled after the applicable refund deadline, including a Non-Refundable or Final Sale reservation, Alice & Roméo will make the cancelled nights available for resale in the normal course of business.

If one or more of those nights is rebooked, Alice & Roméo will refund the amount actually recovered for those nights, up to the Accommodation Charges originally paid for them, less reasonable, documented incremental costs of obtaining the replacement booking that have not otherwise been recovered (for example, a platform commission).

Only nights actually rebooked are refunded, and amounts already refunded are taken into account.

The same cost is never deducted twice.

Alice & Roméo does not guarantee that cancelled nights will be rebooked or rebooked at the original rate.

Alice & Roméo will calculate the final amount within thirty (30) days after the last cancelled night and initiate any refund within ten (10) business days.

11. Weather and Travel Disruptions

Alice & Roméo is located in rural northern Vermont, where snow, ice, freezing temperatures, storms, and heavy rain may affect travel. Forecasts, advisories, snowfall, poor road conditions elsewhere on the journey, flight or other transportation cancellations or delays, or a Guest’s personal decision not to travel do not by themselves modify the applicable cancellation condition. The Property is not inaccessible solely because a Guest is uncomfortable driving or lacks a vehicle suited to reasonably foreseeable conditions. Guests travelling in winter are responsible for monitoring conditions and travelling with appropriate transportation.

11.1 Severe Weather Directly Affecting the Property

If severe weather or another emergency makes the accommodation unsafe or reasonably uninhabitable, makes the Property unreachable using the normal access route and transportation reasonably appropriate for the season, or results in an official evacuation or closure, Section 13 applies.

11.2 Other Events Beyond Reasonable Control

If a government order or another event beyond Alice & Roméo’s reasonable control legally prevents Alice & Roméo from providing the accommodation, Section 13 applies. Where the event prevents only the Guest from travelling, Section 4 applies.

12. Utility, Internet, Equipment and Service Interruptions

The Property is in a rural area where utility, telecommunications, equipment, and other interruptions may occasionally occur. A temporary interruption of electricity, water, internet, cellular service, heating or cooling, an appliance, or another amenity does not automatically entitle a Guest to a refund or price reduction. Any remedy depends on the interruption’s nature, duration, severity, timing, available alternatives, and whether the accommodation remains safe, reasonably habitable, and functional.

Guests must promptly report any material interruption and give Alice & Roméo a reasonable opportunity to address it, except where immediate action is needed for health or safety. Alice & Roméo will take commercially reasonable steps to investigate, communicate, restore the service, or provide a reasonable temporary alternative. Internet and cellular service are not guaranteed to be uninterrupted or available at a particular speed.

A material loss of an expressly advertised amenity may justify an appropriate price adjustment even if the accommodation remains habitable, taking into account the amenity’s importance to the booking, the duration of the interruption, and available alternatives. If an interruption makes the accommodation unsafe or reasonably uninhabitable and cannot be remedied within a reasonable period, Section 13 applies to the affected portion of the stay.

13. Inability of Alice & Roméo to Provide the Accommodation

If Alice & Roméo cancels the reservation or cannot provide the reserved accommodation for the entire stay, other than because of the Guest’s material breach, Alice & Roméo will refund all amounts paid for that reservation, including Accommodation Charges, mandatory cleaning fees, and applicable taxes. No payment-processing fee will be deducted from that refund.

Alice & Roméo may offer alternative accommodation, a credit, or rescheduling, but the Guest is not required to accept any of them in place of the refund.

If only part of the stay cannot be provided, Alice & Roméo will refund the Accommodation Charges for the unavailable nights, together with applicable taxes and charges attributable to services not provided. The cleaning fee is refunded in full if the Guest does not stay at the Property, and is not refunded if the Guest stays part of the reserved period and cleaning is required.

This Section applies to every rate type, including Non-Refundable and Final Sale. Nothing in it limits any additional right or remedy available under applicable law.

14. Check-In, Check-Out, No-Shows and Early Departure

Guests must comply with the Check-In and Check-Out times in the reservation confirmation. Late arrival does not entitle a Guest to a refund or price reduction. A Guest who does not arrive and has not cancelled under these Terms is a no-show, and no refund of Accommodation Charges, the cleaning fee, or taxes is given for a no-show, except where applicable law requires otherwise. A Guest who departs early is not entitled to a refund for unused nights, subject to Sections 11 through 13 and any rights that cannot lawfully be waived.

15. House Rules and Use of the Property

Guests must use the Property responsibly and comply with the house rules disclosed before the stay. Unless agreed otherwise in writing:

maximum overnight occupancy is two (2) registered Guests per cabin;

pets are not permitted; this restriction does not exclude service animals or other accommodations required by applicable disability law;

smoking, vaping, and cannabis use are not permitted anywhere on the Property;

parties, events, unauthorized gatherings, commercial activities, and illegal activity are prohibited;

quiet hours are 10:00 p.m. to 7:00 a.m., and Guests may not create excessive noise, nuisance, or hazardous conditions; and

Guests must use the accommodation, furnishings, outdoor features, and grounds with reasonable care.

Rules communicated after booking may clarify existing requirements or address reasonable safety and operational needs, but will not materially reduce the Guest’s agreed rights or impose new mandatory charges without the Guest’s consent.

Guests are responsible for the conduct of all persons they permit onto the Property. A material violation of these Terms or the house rules may result in termination of the stay where reasonably necessary to protect the Property, other persons, or Alice & Roméo’s legitimate interests. In that case no refund is given for the unused nights, except where applicable law requires otherwise.

15.1 Fire Pit, Grill and Outdoor Safety

Use the fire pit only in its designated area, and burn only firewood provided or approved by Alice & Roméo. Do not burn trash, treated lumber, or other materials.

A responsible adult must attend any open fire or lit grill at all times.

Do not light or keep a fire when it is windy, during a burn ban or fire-weather warning, or when dry conditions or posted restrictions make it unsafe.

Fully extinguish the fire with water and confirm that no embers remain before leaving the fire pit, going indoors, or going to bed. Fire extinguishers are available inside the accommodation and near the fire pit.

Fireworks, firecrackers, sparklers, sky lanterns, and other pyrotechnics are prohibited.

Use the gas grill only outdoors and as designed, keep it away from walls and combustible materials, and shut off the gas after each use.

The outdoor shower is seasonal and is not available in freezing weather. Wet and icy surfaces may be slippery, so Guests should use it with care.

In an emergency, call 911 first and then notify Alice & Roméo.

Guests are responsible for damage caused by a fire, grill, or outdoor feature that is not used in accordance with this Section.

16. Property Access

Alice & Roméo and its authorized representatives may enter the Property when reasonably necessary for emergency response, urgent maintenance, safety, protection of the Property, or investigation of a reasonably suspected material rule violation or damage. Non-urgent maintenance or inspection will be coordinated with the Guest where possible. Except in emergencies or where impracticable, reasonable notice will be given.

16.1 Security Cameras

Alice & Roméo operates exterior security cameras that cover the parking area, the walkway, and the main entrance door. Cameras are used only for safety, security, and the protection of the Property, and footage is retained only as long as reasonably necessary. No cameras or recording devices are located inside the accommodation or on private decks and patios. Guests may not disable, cover, or tamper with any camera.

17. Damage, Excessive Cleaning and $500 Security Authorization

Guests are responsible for damage to the accommodation, furnishings, fixtures, equipment, or grounds caused by the Guest or persons for whom the Guest is responsible, excluding ordinary wear and tear. Guests may also be responsible for reasonable costs resulting from extraordinary cleaning, unauthorized pets, smoking, vaping, cannabis use, missing items, or another material violation of the house rules.

For direct reservations, unless the reservation confirmation states otherwise, a security authorization of US $500 will be placed on the payment method on file two (2) days before Check-In. It is a temporary hold, not an accommodation charge, and will ordinarily be released within seven (7) days after Check-Out if nothing is due, subject to the timing of the payment processor and card issuer. The authorization is disclosed at booking.

Any amount sought will be based on the reasonable cost of cleaning, repair, replacement, or other loss actually incurred. Where reasonably practicable, Alice & Roméo will notify the Guest before capturing an amount from the authorization and provide an itemized explanation with available photos, invoices, or estimates. Replacement claims will take reasonable account of the item’s prior age, condition, and remaining useful life. The $500 amount is not a limit on the Guest’s responsibility, but Alice & Roméo may charge more than the authorization only for documented amounts and only as permitted by law. A disputed claim remains subject to applicable law and payment-network dispute procedures.

18. Lost and Found

Guests should promptly report items left at the Property. If an item is found, the Guest pays reasonable packing, shipping, and carrier costs for its return. Unclaimed items may be donated or discarded after thirty (30) days, subject to applicable law.

19. Outdoor and Rural Property Risks; Personal Property

The Property is rural, with outdoor areas, decks, steps, natural terrain, wildlife, insects, changing weather, snow, and ice. Guests must exercise reasonable care and use outdoor features only for their intended purpose. To the fullest extent permitted by law, each Guest accepts the ordinary and inherent risks of using the Property and its outdoor areas. Guests are responsible for their own personal property, and Alice & Roméo is not liable for loss of or damage to personal property except as required by law.

Nothing in these Terms releases Alice & Roméo from liability that cannot lawfully be waived, including liability for its own negligence where applicable law does not permit a release.

20. Travel Insurance

Alice & Roméo recommends that Guests consider travel insurance, particularly for winter stays, holiday periods, High-Demand 14-Day reservations, and Non-Refundable or Final Sale reservations. The purchase or absence of insurance does not modify the cancellation conditions applicable to a reservation.

21. Special Booking Terms and Order of Precedence

The rate type, cancellation condition, occupancy condition, minimum-stay requirement, and other material terms disclosed before payment and included in the reservation confirmation form part of the agreement. If a reservation is subject to special cancellation, modification, package, or promotional conditions, those conditions control to the extent they conflict with these general Terms, but may not reduce the Guest’s rights under Sections 13 and 15. For third-party platform reservations, the platform’s mandatory terms control to the extent they apply and conflict with these Terms.

22. Applicable Law, Disputes and Severability

These Terms and direct reservations are governed by the laws of the State of Vermont, subject to mandatory consumer-protection and other rights that apply to the Guest and cannot lawfully be waived. To the extent permitted by law, any legal action arising from a direct reservation or stay shall be brought in the Vermont Superior Court for the county in which the Property is located. Nothing in this provision limits a right that cannot lawfully be restricted.

Before opening a payment dispute with a card issuer, the Guest is asked to contact Alice & Roméo at info@alice-romeo.com so that it can try to resolve the issue within ten (10) business days. Nothing limits the Guest’s right to dispute a charge with the Guest’s card issuer.

If any provision is determined to be invalid or unenforceable, it will be enforced to the maximum extent permitted or omitted as necessary, and the remaining provisions continue in effect.

23. Entire Agreement and Amendments

These Terms, the reservation confirmation, and any specifically disclosed and accepted special booking terms constitute the agreement governing the direct reservation. No amendment is effective unless agreed in writing by both the Guest and Alice & Roméo. Alice & Roméo may, at its sole discretion, waive a provision for the Guest’s benefit, and any such waiver applies only to the circumstances for which it is given. A failure to enforce a provision on one occasion does not waive the right to enforce it later.

24. Electronic Acceptance and Records

The Guest’s electronic acceptance of these Terms during booking constitutes agreement to them. The version displayed and accepted when the reservation is completed, together with the reservation confirmation and any specifically disclosed rate conditions, is the applicable booking agreement. Alice & Roméo keeps a record of the version accepted, the date and time of acceptance, the price and cancellation summary shown at checkout, and the confirmation sent to the Guest. Guests should retain their copy.

Guest Acceptance

By signing electronically or completing the acceptance step associated with the reservation, the Guest confirms that the Guest has read, understood, and agreed to these Terms and accepts responsibility for compliance by all persons the Guest permits onto the Property.
